What kind of pets do you allow? Do you permit exotic pets?

Dogs and Cats. No exotic pets are permitted.

How many pets may I have?

Up to 2 pets per apartment.

Are there any deposits, special fees, or monthly charges to have a pet?

$350 pet fee for one pet/$500 two pets and $30 per month pet rent. No aggressive breeds and weight limit of 75lbs.

What must I bring with me to tour an apartment?

Government issued photo ID.

What are your fees and monthly charges?

$100 application fee/$250 Admin Fee/$1000 Sec Dep or $175 fee for SureDeposit. Water/Sewer charge varies monthly and monthly flat trash charge of $15 applies.

What are the income and credit qualifications?

All credit status for last 2 years will be checked through credit bureau. Credit history must be free of outstanding debt to previous landlords and creditors. Local income must be verified including salary amount. Monthly income must be 3 times the monthly rent amount.

What is acceptable “proof of income” to sign a lease?

Current pay stub.

What happens if I qualify for an apartment, but my roommate does not?

If roommate is denied the entire application is denied. However, depending on what area the roommate does not qualify, the application may or may not be approved. For example. If income does not qualify, but you make enough to qualify for entire rent amount then for the income portion of the approval should not be affected in a negative way. However all applications would need to be run to determine a true outcome for all parties.

Is my security deposit totally refundable?

Yes, provided there is no outstanding debt or damages charged against your account.

If I get a job transfer, can I break the lease?

There are lease break terms outlined in the lease agreement. Also Lincoln Property has properties in many locations and could potentially transfer you to another Lincoln site.

Can I change to a month-to-month lease plan after my first year?

Yes, but be aware that the price on a month to month is significantly higher than signing a lease term.

What utilities are included in my lease?

None.

How long is the term of the lease?

7-12 months.

Do you accept leases for short terms?

No.

Am I required to have renters insurance?

Yes, $100,000 Personal Liability.

Do you offer furnished apartments?

No.

Do you offer corporate apartments?

No.

If something needs to be repaired in my apartment, how do I report it?

You can submit a service request online, phone in your request, or bring the concern to the leasing office.

When is my rent payment due?

Due on the 1st.

What day of the month am I liable for a late charge?

$100 on the 4th and on the 5th an additional $5 per day.

Will you accept electronic payments from my bank?

Yes.

Is there a place where I can pay my rent after office hours?

Yes, you can pay rent online after hours via our resident portal.

There is a person who might be staying with me for a while, is that permitted by the lease?

No, they must be added to the lease.

Do you have reserved parking?

No.

I have a motorcycle, where can I park it?

In a standard parking space.

My children live with me in the summer; do I need to notify your office when they arrive?

Yes.

Can I install my satellite dish at my apartment?

Yes, provided you meet all requirements outlined in satellite addendum.

Do you have cable services?

Services are not included, but cable is available through a provider.

Does the property have a fitness center?

Yes.

Does the property have a swimming pool?

Yes.

Does the property offer on-site recycling?

No.

Are gas grills permitted at your property?

No.

Is there any additional storage space available at your property?

Yes.

Are residents permitted to paint their apartment?

Yes, with management's approval.

Will you accept my delivery packages for me?

Yes.
